Water Oriented Communities

Anne Arundel County is famous for several things, the Chesapeake Bay Blue Crab, the Chesapeake Bay and water oriented communities and some very wonderful water front homes. With over 534 miles of coastline in Anne Arundel County real estate communities are one of the first places considered by home buyers when they decide to buy a water front home.

Some of the older communities on the water in Anne Arundel offer small lot water front and water view homes in reasonable prices for home buyers looking for a weekend retreat or would like to have water access for water sports. There are so many inlets, coves, bays and creeks that are tributaries to the major rivers and the Chesapeake Bay offering thousands of water front lots and small homes, many with piers and private docks. Some waters such as the Severn are deep water rivers and offer water front lots with water
deep enough to dock a sail boat. Most lots with Mean Low Water of 5-6 feet are throughout Anne Arundel County and offer wonderful docks, marinas and private piers for motor boats. Lots with Mean Low Water of 1-3 feet will often have a community marina with deep water docks and piers.

THE SEVERN RIVER
The beautiful Severn River. This is a deep water river beginning in Severna Park and flowing southeast to the Chesapeake Bay at Annapolis. There are many lovely waterfront and water privileged communities along the banks of the Severn. Some communities are primarily water front with water view and steep cliffs to the river. Many are small beach communities with water sports for residents.
Some older communities offer waterfront properties on very small lots with summer or weekend homes. However, in recent years more year round residences have been built and there is a ready market for them.

THE MAGOTHY RIVER
The Magothy River begins in Magothy Beach an flows east by Pasadena and to the Chesapeake Bay at Gibson Island. The Magothy River is a moderate depth river with numerous bays and creeks, all of which offer waterfront home sites in many price ranges. Many communities were vacation oriented established 30 to 50 years ago and now offer year round residences.

THE SOUTH RIVER
Originating approximately 10 miles west of Annapolis and flowing east to the Chesapeake Bay south of Annapolis, the South River is popular for affordable beaches and waterfront communities. Small lots dot the shores and most communities have beaches and community piers for residents.

THE PATAPSCO RIVER
The Patapsco River is major water with such famous cities on the banks as Baltimore. Riviera Beach is a popular community of waterfront home sites on this river.

THE RHODE RIVER, WEST RIVER
Going south of Annapolis in the area of Mayo and Beverly Beach, this body of water is popular for public beaches and private beach front communities. Very near the Chesapeake Bay, these communities offer affordable home sites for families year round.

THE CHESAPEAKE BAY
This body of water is the heart of waterfront commerce and recreation for Anne Arundel County. Major industries, shipping, fishing, travel, fishing, cities, beaches, fishing all flow from the Chesapeake Bay. There are many wonderful communities, beaches, home sites, parks and marinas along the banks of the Chesapeake Bay.
